So here we are at the end of February and, without wishing to tempt fate, not a single day’s viewing lost to the snow!
It’s not just the weather that has been changing – the Borders property market has seen a definite improvement over the past 12 months – and 2014 is continuing in a similar vein with new instructions, viewings and sales figures all on the up.
There is no doubt that in recent years mortgage-dependent properties have been worst hit, so the welcome return of major lenders offering mortgages with just a 5 per cent deposit has brought buyers to market, including the resurgence of the almost extinct first-time buyer.
Some worries have been expressed that initiatives such as the Government’s Help To Buy Scheme could have a “bubble effect”, but the bigger picture seems to be one of a two-tier market with the overheated areas in the south experiencing their usual swing from boom to bust to boom, while the calmer waters north of the Watford Gap benefit from fairly benign conditions, avoiding highs and lows. So, with interest rates still at very attractive levels and prices as yet holding firm and unaffected by southern price inflation, the prospects look good for 2014. The resurgence of the first time buyer is not so good news for the buy-to-let investor and they have been taking advantage and snapping up properties before prices bounce back to normal levels.
Likewise, reluctant landlords have been encouraged by the improving market to remarket with a better prospect of making better use of their assets, while downsizers have also been encouraged by the good prices that have been achieved at the top end, even at this typically quiet time of year.
